Preconstruction Director – Industrial Construction | McCarthy Building Companies

What You’ll Actually Do
• Estimate Leadership: Lead cost analysis and estimate coordination, including developing and reviewing trade takeoffs and internal pricing for self-perform work across civil, structural, concrete, steel erection, carpentry, equipment installation, process piping, and related industrial scopes.
• Bidding and Procurement: Develop and execute subcontractor bidding strategies, overseeing solicitation, bid leveling, scope review, bid evaluation, and coordination of bid packaging efforts while interfacing with the bidding community and design partners.
• Strategic Project Development: Partner with operations, design integration, VDC, procurement, and MEP teams to formulate executable project strategies that align pricing, schedule, staffing, self-perform opportunities, and delivery approach.
• Risk and Value Management: Review project documents and OEM information to identify scope, risk elements, constructability concerns, and commercial impacts, suggesting value alternatives and managing estimate assumptions, exclusions, and opportunities.
• Stakeholder Engagement: Serve as a primary day-to-day contact for owners, design teams, and OEM partners during preconstruction, building and maintaining relationships to support business development and competitive advantage.
The Must-Haves
• Background: Bachelor’s degree in Construction Management or Engineering, or 15+ years in preconstruction, estimating, design integration, construction management, operations, or project delivery. This is a Director-level role.
• Experience: 15+ years of experience in the construction industry with an emphasis on preconstruction, including a minimum of 5 years in a management capacity. Proven experience managing large-scale preconstruction efforts with a focus on industrial, process, EPC, or power projects.
• Skills: In-depth knowledge of construction principles and practices, strong leadership in both self-perform and subcontracted estimating efforts, ability to manage multiple estimating teams concurrently, excellent follow-up and open-issues resolution, and effective communication, presentation, and influencing skills.
• Bonus: Proven experience with self-perform disciplines including civil, structural, process mechanical, piping, and equipment setting. Experience dealing with subcontracts, subcontractors, vendors, OEM stakeholders, and design partners. Proficiency in Building Information Modeling (BIM) and related estimating and preconstruction software programs.
