The Tone:
This is a full-time role at Wiss, supporting a growing real estate client located in Middlesex County, NJ. The client is seeking a Staff Property Accountant to join their team. This position is essential for maintaining accurate accounting and financial reporting functions across a portfolio of residential properties, ensuring robust financial health and compliance.

What You’ll Actually Do
• Financial Reporting: Prepare monthly financial statements and supporting schedules for assigned properties, performing monthly and year-to-date variance analysis to explain significant budget-to-actual differences.
• Budget & Analysis: Assist with the preparation and maintenance of annual budgets for residential properties, supporting consolidated financial reports and collaborating with property managers on financial results.
• Transaction Processing: Record journal entries, accruals, reclassifications, and other month-end adjustments, including processing and reconciling monthly credit card and P-card transactions and recording recurring revenue and expense allocations.
• Documentation & Compliance: Maintain organized financial records and ensure proper documentation is archived, while also assisting with gathering documentation for audits, tax appeals, and township reimbursement submissions.
• Reporting Packages: Produce monthly reporting packages for property management and finance leadership, and prepare lender-requested financial reporting such as profit and loss statements, T-12 reports, and rent rolls.

The Must-Haves
• Background: Bachelor’s degree in Accounting, Finance, Business, or a related field; understanding of basic accounting principles, financial statements, and reconciliations.
• Experience: 1+ years of real estate accounting, property accounting, or related accounting experience.
• Skills: Strong Microsoft Excel skills, including working with spreadsheets and financial data; eagerness to learn and grow within a real estate accounting environment.
• Bonus: Experience with property management software such as RealPage, Yardi, MRI, or similar systems.
