Director/Sr. Director, Commercial Mortgage Originations | New York Life Insurance Company
The Tone:
This is a full-time hybrid role at New York Life Insurance Company, located within the Northeast U.S. Region. New York Life Investments, a ‘Top 30 Largest Money Manager’ with over $800 billion in assets under management, brings together specialized investment teams with the strength and stability of a leading mutual institution. This position is vital for expanding the firm’s commercial mortgage portfolio by proactively sourcing and originating new loan opportunities. The Director/Sr. Director will play a key part in the entire loan lifecycle, from business development to closing, contributing significantly to the long-term growth and stability of the real estate investment platform.

What You’ll Actually Do
• Originate: Proactively source and originate new commercial mortgage loan opportunities across a variety of properties, including industrial, retail, multi-family, and office, leveraging relationships with developers, institutional owners, investors, and mortgage brokers.
• Manage Lifecycle: Oversee and manage the entire loan origination process, which encompasses business development, strategic marketing, thorough underwriting, detailed due diligence, precise loan structuring, negotiation of terms, application review, and final closing.
• Portfolio Support: Provide ongoing support for the monitoring and management of the existing regional commercial mortgage portfolio, contributing to its performance and stability.
• Build Relationships: Establish and nurture strong, long-term relationships with borrowers, mortgage brokers, and other key industry partners to foster future business opportunities.
• Travel: Undertake regular business travel to support regional business development initiatives and effectively manage ongoing portfolio activities.
The Must-Haves
• Background: Possess a Bachelor’s and/or Master’s degree in Finance, Real Estate, Accounting, or a related discipline. Demonstrate strong knowledge of Eastern U.S. real estate markets and commercial properties, including industrial, retail, multi-family, and office.
• Experience: Bring 10 to 15+ years of experience as a commercial mortgage underwriter or originator, preferably gained at a major financial institution or mortgage brokerage company. A successful track record in commercial mortgage loan origination, due diligence, and the loan closing/negotiation processes is required, with a strong preference for experience in the hotel sector.
• Skills: Exhibit excellent analytical, quantitative, and technical capabilities, including proficiency in Argus and Excel for underwriting and forecasting property cash flows and valuations. Possess the ability to accurately size and price loans with appropriate structural features, effectively negotiate term sheets and loan commitments, and demonstrate strong interpersonal, relationship-building, and marketing skills.
• Bonus: Experience in construction lending and/or structured lending, or active pursuit of an industry-recognized designation such as CCIM or CFA.
