Operation Specialist – Student Housing | University Partners
The Tone:
This is a full-time role at University Partners, located in Dallas, TX. University Partners manages student housing communities, and this role is pivotal in expanding operational impact across their portfolio. As an Operations Specialist, you will develop teams, strengthen property performance, and forge a path towards regional and corporate leadership in student housing. • Mission: Support communities across the portfolio by providing hands-on operational leadership, training, and temporary onsite support to improve property performance.

What You’ll Actually Do
• Lead: Provide temporary onsite operational and management support to communities experiencing staffing transitions, performance challenges, or business needs.
• Improve: Partner with Community Managers, Regional Managers, and senior operations leaders to improve leasing, collections, resident satisfaction, and overall property operations.
• Train: Serve as a trusted resource, providing ongoing coaching and training to employees across multiple onsite positions regarding company policies, procedures, and systems.
• Manage: Oversee financial and administrative operations, including posting rental payments, monitoring delinquency, preparing bank deposits, and supporting month-end reporting.
• Strategize: Support and coach Leasing Consultants in achieving occupancy goals, developing property-level marketing plans, and recommending strategies to increase traffic and leasing activity.
The Must-Haves
• Background: Career level: Manager. Bachelor’s degree from an accredited four-year college or university preferred, or one to two years of directly related experience, or an equivalent combination of education and experience.
• Experience: Previous experience managing a community or property; previous Community Manager experience within the student housing industry is highly preferred. Strong understanding of leasing, collections, resident relations, property accounting, and onsite operations is required.
• Skills: Demonstrated ability to lead, coach, and develop property teams; ability to review and understand operating statements, budgets, and occupancy reports; strong written and verbal communication skills; excellent judgment, organization, and time-management skills; working knowledge of Fair Housing requirements.
• Bonus: Proficiency in Entrata is strongly preferred; flexibility to travel extensively and adapt quickly to changing assignments; ability to work occasional weekends and overtime based on property needs.
