What You’ll Actually Do
• Manage Core Accounting: Oversee the complete accounting function for all assigned centers, encompassing profit and loss statement preparation, property recovery calculations, and balance sheet reconciliations to ensure accuracy.
• Financial Reporting & Analysis: Compile comprehensive financial information, including commentary, for monthly management reports and additional reports required under management agreements with external owners or at the Executive’s request.
• Property Income Calculations: Prepare Net Operating Income worksheets and annual recovery reconciliation work papers for assigned properties, which involves calculating annual escrow increases and budgeting recovery expense per square foot.
• Budgeting & Forecasting Support: Assist in the thorough preparation of annual budgets, ensuring the accuracy of calculations and completeness of documents for meaningful variance reporting, and contribute to property forecasts to accurately reflect current positions and projected income/expenditure.
• Tenant & Lease Operations: Act as a primary liaison with retailers regarding Common Area Maintenance, property tax, and insurance issues; coordinate and resolve tenant audits; and perform monthly percentage rent reconciliations, posting related charges to tenant accounts.

• Background: An Accounting or Finance undergraduate degree; this role encourages recent college graduates to apply.
• Experience: Entry-level experience with proficiency in detailed spreadsheet applications and mainframe computer literacy from a user viewpoint.
• Skills: Strong oral and written communication abilities, sound time and project management skills, meticulous attention to detail coupled with the capacity to understand the broader context, and clear lateral thinking for problem documentation and resolution.
