Maintenance Technician / Service Technician | Greystar

The Tone:
This is a full-time role at Greystar, based onsite at a residential property. Greystar is a leading global real estate platform dedicated to providing world-class service in rental residential real estate, managing over a million units globally. As a Maintenance Technician / Service Technician, you will be instrumental in maintaining the functionality, safety, and aesthetic appeal of a 384-unit property. Your expertise ensures apartment homes are move-in ready, resident requests are promptly addressed, and communal spaces uphold the company’s high standards for clean and safe environments.

• Mission: To ensure the continuous functionality, safety, and cleanliness of a 384-unit residential property through expert technical maintenance, repair, and groundskeeping, upholding Greystar’s service standards.

What You’ll Actually Do
• Fulfill Service Requests and Preventative Maintenance: Complete assigned work orders by diagnosing and repairing defects in resident apartment homes and across the property, adhering to established policies, safety standards, and code requirements.
• Execute Apartment Make-Ready Process: Manage the full make-ready process for vacant apartment homes, including pre-move-out inspections, creating punch lists, coordinating vendors, procuring supplies, completing all maintenance tasks, and inspecting finished work.
• Oversee Maintenance Inventory and Materials: Follow established procedures for obtaining, tracking, and returning maintenance supplies, equipment, and tools, while also identifying and reporting re-ordering needs to the maintenance supervisor.
• Maintain Property Grounds and Common Areas: Ensure the cleanliness and appeal of grounds, communal areas, and amenities by performing tasks such as trash removal, pressure washing, general cleaning, and painting curbs and signage.
• Support Cost-Efficiency and Safety Compliance: Contribute to expense control by repairing rather than replacing when possible, minimizing waste, and correctly using tools. Additionally, comply with Greystar’s safety policies, attend meetings, complete training, and report incidents promptly.

The Must-Haves
• Background: Incumbents must possess EPA certifications Type I and II or Universal for refrigerant recycling (specific to Certified Service Technicians). All additional certifications as required by State and Local jurisdictions are also essential for all Service Technicians.
• Experience: Demonstrated practical experience performing a range of technical, electrical, and mechanical duties, including installation, repair, preventative maintenance, and troubleshooting. Proven ability to service grounds, communal areas, and production areas to maintain company standards.
• Skills: Proficiency in electrical, mechanical, and general technical repairs. Strong ability in preventative maintenance, troubleshooting, and general property upkeep including cleaning and painting. Capability to manage inventory and effectively use maintenance tools.
• Licenses: A valid driver’s license is required for operating a golf cart on the property.
