Maintenance Director | Morning Pointe Senior Living

The Tone:
This is a full-time, in-person role at Morning Pointe Senior Living, located in one of their senior living residences. Morning Pointe Senior Living is dedicated to partnering with families in meeting life’s challenges, providing exceptional care in senior living communities. This critical position ensures the safety, functionality, and comfort of the residence by overseeing all aspects of physical plant maintenance and preventative care. The Maintenance Director is essential for upholding Morning Pointe’s commitment to a safe and well-maintained environment for its residents and staff.

• Team: Operations Team, reports to Executive Director
• Mission: Owns the implementation of the preventative maintenance program and ensures the physical plant’s safety and functionality for residents.

What You’ll Actually Do
• Preventative Maintenance Program Management: Implement and meticulously document the preventative maintenance program for all mechanical, plumbing, electrical, emergency call, sprinkler, fire alarm, and various building systems.
• Facility Safety & Compliance: Conduct and document comprehensive safety inspections, including emergency lighting, smoke detectors, fire extinguishers, and lead monthly fire and semiannual evacuation drills.
• General Facility Repairs: Perform a wide range of general maintenance repairs, including minor electrical, plumbing, HVAC, small appliance fixes, and cosmetic touch-ups to building finishes.
• Grounds & Interior Upkeep: Manage grounds and parking lot litter, perform floor care such as carpet shampooing and stripping/waxing, and ensure the cleanliness and operation of kitchen/laundry appliances.
• Logistics & Emergency Response: Handle inventory control for maintenance supplies, including ordering and stocking, and provide 24-hour on-call availability via pager for emergencies.

The Must-Haves
• Background: Entry-Level. Hold a High School Diploma or GED and possess knowledge of safety regulations for public facilities.
• Experience: Proficiency in minor electrical, plumbing, HVAC, and small appliance repairs, along with carpet/tile floor maintenance.
• Skills: Possess good verbal and written communication skills, the ability to prioritize tasks, perform basic mathematical computations, and meet the physical demands of the role.
• Bonus: Prefer 2 years of general maintenance work experience in a public facility.
