Job Description
About the Role
The Maintenance Technician Intern will perform general maintenance and repairs for assigned properties including plumbing, electrical, basic carpentry, heating and cooling, and other building systems, while performing all duties in accordance with company operating policies.
What You’ll Do
• Conduct turnover work in vacant apartments (paint, clean, maintenance items, etc.)
• Complete all work order requests in a timely manner (normally within 24 hours).
• Troubleshoot issues including but not limited to electrical, plumbing, appliances and HVAC.
• Perform preventative maintenance on building systems including but not limited to basic plumbing, heating, cooling and mechanical equipment.
• Keep curb appeal at highest level daily by removing all trash, inspecting sprinkler lines, and maintaining weed control.
• Respond to emergency calls in accordance with work order priority system (including evenings, weekends, and holidays).
• Assist with and participate in snow removal operation.
• Assist with and participate in the moving of supplies, parts, appliances, HVAC equipment, tools, etc.
• Assist with and participate in maintaining the pool and associated equipment, if applicable.
• Advise supervisors of any known or potential liability risks.
• Keep dumpster and/or other garbage areas clean.
• Maintain and clean the clubhouse/office, if applicable.
• Maintain ready vacant units in proper working condition and keep them clean.
• Adhere to all Landings Real Estate Group policies and procedures and all government regulations such as Fair Housing, American with Disabilities Act, OSHA, etc.
• Eliminate waste and assist in budget spending controls.
• Perform any other items the Maintenance Supervisor, Community Manager, Construction Superintendent may require.

• Have knowledge of general carpentry and repair.
• Possess the ability to use hand tools and power tools.
• Have a positive attitude, are highly organized, and energetic.
• Possess a strong customer service orientation.
• Have effective interpersonal skills.
• Possess the ability to read and interpret documents, communicate in written form and speak effectively.
• Have a valid driver’s license or other means of reliable transportation to and from work.
• Hold a high school diploma or equivalent.
• Are able to regularly sustain prolonged periods standing and walking.
• Possess the ability to regularly stoop, kneel, crouch, lift equipment, use hands to fingers, reach with arms and hands, handle objects, tools, and equipment.
• Are physically able to climb ladders, bend, or crawl into awkward spaces.
• Are able to lift up to 50 pounds at a time.
• Have the ability to work in all types of weather.
Bonus Qualifications
• Additional schooling or follow-up trade schooling preferred.
• Minimum of 1 year of multi-family maintenance, construction, or trade (plumbing, HVAC, electrical, carpentry, etc.) experience preferred.
