Investment Analyst | Subtext
The Tone:
This is a full-time role at Subtext, located in St. Louis, MO. Subtext focuses on real estate projects, including ground-up development and acquisitions within the student housing and multifamily markets across the nation. This role is essential for supporting the Investments team through the entire project lifecycle, from evaluating new opportunities to managing active assets. The Investment Analyst will contribute significantly to the successful execution of investment strategies and the performance monitoring of assets by providing critical analytical and quantitative support.

What You’ll Actually Do
• Analyze Investment Opportunities: Support the comprehensive underwriting of ground-up development and acquisition investment opportunities across student housing and multifamily markets nationwide, contributing to the evaluation of new prospects.
• Develop and Maintain Financial Models: Build and support detailed Excel-based financial models, encompassing development budgets, operating pro formas, sources & uses, waterfalls, and sensitivity analyses, crucial for assessing project viability and capital structures.
• Conduct Market and Capitalization Research: Perform thorough market research and competitive analysis, including enrollment trends, supply/demand dynamics, rent comparables, and operating benchmarks, while also tracking capital markets assumptions, lender terms, and deal-specific financing metrics.
• Prepare Investor and Internal Documentation: Assist in the preparation of confidential information memoranda (CIMs), lender packages, equity pitch materials, and internal investment committee presentations, ensuring organized investment and capital-markets files are maintained.
• Support Asset Management and Reporting: Contribute to ongoing asset-level performance monitoring through monthly and quarterly financial reviews, analyze operating results against budgets, and help prepare asset-level reporting for internal leadership and investment partners.
The Must-Haves
• Background: Early career professional with a foundational understanding of real estate investment processes, including acquisitions, development underwriting, capitalization, and ongoing asset management.
• Experience: Demonstrated proficiency in supporting and developing detailed Excel-based financial models, encompassing elements such as development budgets, operating pro formas, sources & uses, waterfalls, and sensitivity analyses.
• Skills: Strong analytical and quantitative abilities, meticulous attention to detail, and the proven capability to effectively manage multiple workstreams concurrently.
