Financial Analysis/MBA Intern | First Realty Management

The Tone:
This is an internship at First Realty Management, located in Boston, MA. First Realty Management is a family-owned and privately held property management company that manages a growing portfolio of residential apartment communities, condominiums, and commercial spaces. This role is crucial for supporting the executive leadership and property management teams by driving operational efficiency and enhancing overall company and portfolio performance and operations. The intern will gain hands-on exposure to executive leadership, real estate operations, asset performance, and financial analysis across the company’s diverse portfolio.

The TL;DR
• Role: Internship
• Location: In-person, Boston, MA

• Team: Supports Leadership and Property Management teams, partnering with the CFO, VP, Controller, and operations/properties.
• Mission: Build, maintain, and enhance complex financial models to evaluate performance, forecast outcomes, and support investment decisions, driving operational efficiency and enhancing company and portfolio performance.
• Tech Stack: Tableau, Essbase, Excel, PowerBI, Excel VBA, Visio, AI tools, Claude code.

What You’ll Actually Do
• Financial Modeling: Develop and maintain financial models, including 3-statement models, DCF, scenario analysis, and sensitivity analysis, to evaluate performance, investment/revenue opportunities, and capital allocation.
• Forecasting & Planning: Support annual budgeting and long-range planning processes, create rolling forecasts, track performance against targets, and identify key drivers impacting revenue, margins, and cash flow.
• Strategic Analysis: Conduct scenario planning and what-if analyses to support strategic initiatives, evaluate potential M&A opportunities, capital projects, and new business lines, and provide data-driven insights to senior leadership.
• Reporting & Visualization: Prepare financial reports, dashboards, and executive presentations, translating complex modeling outputs into clear business insights, and automate reporting and other processes where possible using AI tools.
• Operational & Property Support: Monitor day-to-day property performance metrics, analyze capital projects for cost and financial impact, assist with investor relations and commercial banking, and analyze property-level financial statements.

The Must-Haves
• Background: Currently pursuing an MBA, with an interest in real estate, property management, or asset management.
• Experience: Deep expertise in financial modeling to support business decision-making and strategic planning; advanced proficiency in Excel (required) including complex formulas, and advanced proficiency in financial modeling best practices and scenario/sensitivity tools.
• Skills: Strong modeling, analytical, and quantitative skills; excellent communication, presentation, and organizational skills; ability to work independently and collaboratively; familiarity with statistical analysis, financial modeling, and valuation methodologies (DCF, comparable analysis, etc.), and accounting principles.
• Bonus: Experience with real estate software (e.g., Vantaca, Entrata); background in finance/FP&A, consulting, or statistics; strong background in Claude code, creating Claude agents, and streamlining workflows using Claude.
