Leasing Consultant (Lease-Up) | Greystar
The Tone:
This is an onsite role at Greystar, located in Annapolis, Maryland. Greystar stands as the largest rental housing operator and developer in the US, as well as one of the largest global investment management companies, delivering industry-leading services across institutional-quality rental housing. This role is crucial for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals for The Penny 55+ Active Adult community. This position guides prospective residents through the leasing process, supports resident satisfaction, and maintains Greystar’s high professional standards.

• Mission: Own the execution of property marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals for The Penny 55+ community.

What You’ll Actually Do
• Drive property revenue and occupancy goals by performing all sales and leasing activities, from greeting and qualifying prospects to processing applications and ensuring smooth move-ins.
• Develop and execute marketing strategies and events, including resident referral programs and employer outreach, to generate traffic and enhance community visibility.
• Manage the lease renewal program by preparing renewal packages, proactively engaging with renewing residents, and ensuring timely document signing in alignment with Active Adult best practices.
• Utilize on-site property management software and CRM to track apartment availability, record traffic, manage resident and prospect data, and analyze critical demographic information.
• Maintain the property and show units to Company standards, assist with community events, and provide exceptional customer service to residents, prospects, and guests.
The Must-Haves
• Background: Mid Career. High school diploma or equivalent is required, demonstrating a sufficient background in sales, marketing, internet usage, and customer service to resolve issues and manage financial records.
• Experience: A minimum of 1-3 years of relevant experience in the application and usage of sales, marketing, internet, and customer service principles.
• Skills: Proven ability to apply sales techniques (generating leads, conducting presentations, qualifying prospects, closing), proficiency in property management software, skilled in internet marketing, advertising, and sales, strong mathematical skills for sales conversions, and effective communication to explain apartment features and handle legal documents.
• Bonus: Associate or bachelor’s degree in business, marketing, hospitality, or a related field.
