Real Estate Transactions, Emerging Talent Intern (Summer)

Hourly Rate: $21.00 (Graduate)

This is an onsite internship position requiring regular, in-person attendance at the designated work location.

Overview Of Department

The Real Estate Department plays a crucial role in two primary areas:

  • Property Acquisition: Planning and managing the acquisition of property rights essential for supporting the MTA Capital Program.
  • Revenue Generation: Developing and implementing strategic leasing initiatives to generate revenue for the MTA and its various operating agencies, including Long Island Railroad, Metro-North Railroad, New York City Transit, and Bridges and Tunnels.

We operate collaboratively, working closely with other MTA departments and operating units such as Legal, Procurement, Planning, and Capital Construction. Additionally, we engage with external consultants and other groups to ensure the successful execution of all acquisition, licensing, and leasing projects.

Responsibilities

As a Real Estate Transactions, Emerging Talent Intern, you will be involved in a diverse range of tasks, including:

  • Conducting thorough searches for critical documents such as deeds, leases, licenses, and easements, utilizing both internal databases and publicly available resources.
  • Reviewing requests related to property lines and ownership rights to provide accurate information.
  • Preparing clear and informative maps and other visual aids to support responses to property inquiries.
  • Drafting a variety of recurring and ad hoc communications, including solicitations for appraisals and title searches, as well as engagement and incumbent letters.
  • Assisting in the preparation of various memoranda, including authorization memos and deal summaries, for internal review and approval by the Chief Real Estate Transactions & Operations Officer and the MTA Board.
  • Serving as a liaison with Legal, Senior Management, and other stakeholders to aggregate and facilitate the circulation of executable documents.
  • Providing support in the drafting of Requests for Proposals (RFPs) for MTA retail spaces located at MTA Headquarters, LIRR and Metro-North stations, and throughout the NYC Transit system.
  • Assisting in property acquisition and condemnation processes across the metropolitan area, which includes drafting offer letters, soliciting and reviewing appraisal reports, and attending site visits and EDPL hearings.

Projects

You will have the opportunity to contribute to significant projects, such as:

  • Updating and enhancing an inventory of Metro-North stations, incorporating detailed information on ownership, parking facilities, and retail spaces.
  • Assisting in the negotiation and execution of agreements for parking, greenways, and other property uses.
  • Preparing detailed memos outlining requests from third parties for the use of Metro-North property, for review by Metro-North leadership.

Required Qualifications

To succeed in this role, candidates should possess the following qualifications:

  • Proficiency in Microsoft Office: A strong command of Microsoft Office products is essential.
  • Real Estate Interest/Experience: Demonstrated experience with and/or a keen interest in commercial real estate transactions.
  • Key Skills: Exceptional organizational, analytical, communication, and strong writing skills.
  • Work Ethic: Ability to work effectively under pressure and prioritize tasks efficiently.
  • Attention to Detail: A keen eye for detail and the ability to work both independently and as an active team player.

Required Education

  • Academic Standing: Must be matriculated in a graduate program in good standing with a minimum GPA of 2.8.
  • Preferred Majors: Real Estate, Urban Planning, or a related field.
