### Key Responsibilities & Learning Opportunities:
The Operations Intern will be responsible for a diverse set of tasks that are crucial to project success, with several functions serving as Key Performance Indicators (KPIs) for the role:
• Cost Estimation Support:
• Assist in detailed quantity takeoffs of various project types and scopes. (KPI: Direct involvement in accurate material and labor estimation, a core preconstruction function).
• Construction Document Management:
• Learn to understand and decipher complex construction documents, including architectural drawings and technical specifications, building a fundamental skill set for future career growth.
• Organize and upload project-specific documents into the project management software, ensuring efficient information flow and distribution to WIELAND team members and trade partners.
• Jobsite Safety & Compliance:
• Adhere and enforce the safety and cleanliness of the jobsite. (KPI: Contributing directly to a safe working environment and maintaining site organization).
• Trade Partner Engagement:
• Actively engage in discussions with potential trade partners during the critical bidding phases and manage their inclusion in the company directory, supporting vendor relations and procurement.
• Record and meticulously distribute meeting minutes from important sessions, including OAC (Owner, Architect, Contractor) and trade partner meetings, ensuring clear communication and accountability.
• Project Progress Tracking & Reporting:
• Take photos of Project progress and upload into the project management software. (KPI: Providing visual documentation for progress reports and historical records).
• Create and manage Submittals and RFI’s (Requests for Information), ensuring timely distribution to the correct parties. (KPI: Facilitating critical communication channels for design clarifications and material approvals).
• Log onsite progress in daily logs, providing detailed, trade-specific descriptions, tracking manpower, identifying potential delays, and recording deliveries. (KPI: Comprehensive daily reporting of site activities and resource management).
• Financial & Procurement Support:
• Collaborate with the WIELAND team to develop and understand detailed project budgets, gaining exposure to financial planning in construction.
• Track material procurement and monitor long lead time items, contributing to efficient supply chain management and minimizing project delays.
• Project Closeout & Quality Assurance:
• Assist with the systematic receiving and storing of closeout documents and support the completion of punch list items, ensuring project finalization and client satisfaction.
• Create and manage observations (KPI: Proactively identifying and documenting site conditions or potential issues requiring attention).
• Professional Growth & Teamwork:
• Demonstrate a strong ability to receive methods for improvement or constructive criticism, showcasing a commitment to continuous learning and professional development.

### Qualifications:
To excel in this role, candidates should possess:
• Educational Background: Currently studying construction management or working in a related field, demonstrating a foundational understanding or keen interest in the industry.
• Communication Skills: Excellent communication skills, both verbal and written, are essential for effective interaction with team members, trade partners, and for clear documentation.
• Technical Proficiency: Strong technology skills are preferred, especially familiarity with project management software and digital documentation tools.
