Job Description: Real Estate Management Internship

This is a detailed description of the Real Estate Management Internship offered by Trinity Property Consultants, designed to provide comprehensive exposure to property management.

Internship Experience:
Program Name: Real Estate Management Internship (also referred to as the Fowler Internship Program for learning and development).
Duration: A 10-week paid internship.
Compensation: $17-19 per hour.
Rotation Structure: Interns will rotate through various key aspects of property management at an assigned community, including:
• Leasing
• Assistant Manager responsibilities
• Managerial duties
• Maintenance operations
• General operations
• Corporate functions (available in select locations)
Mentorship: Each intern will be mentored by a senior leader within Trinity Property Consultants.
Hands-on Projects: Many interns will have the opportunity to work directly with the leadership team on assigned, real-world special projects.

Job Summary and Responsibilities:
Under the direct supervision of an assigned intern Mentor, the intern’s primary role is to assist residents in finding and settling into their homes. The program is designed for participants to work alongside professionals, contributing to a thriving and captivating living experience for renters nationwide. Trinity Property Consultants manages a rapidly growing portfolio and seeks interns with an entrepreneurial spirit and a “can-do” attitude to enhance their career knowledge in the multifamily industry, guided by the organization’s commitment to excellent customer service and core values.

Key Responsibilities include, but are not limited to:
• Practicing sales techniques.
• Conducting in-house and offsite marketing activities, including developing marketing analysis reports.
• Learning and utilizing industry-specific software programs.
• Participating in property tours and site visits.
• Learning maintenance management proficiencies and techniques, including processing maintenance requests.
• Providing superior customer service.
• Completing market surveys.
• Learning and demonstrating proficiency in the leasing process.
• Processing accounts receivable.
• Providing clerical and phone support.
• Maintaining digital and paper records.
• Maintaining a community calendar of scheduled events.
• Completing pre-inspections to ensure properties are “rent ready.”
• Assisting with legal eviction processes.
• Practicing critical resolution decision-making skills and demonstrating the ability to resolve resident complaints.
• Reviewing the financial move-out process.
• Performing additional tasks or duties as assigned by community leadership.

Learning and Development:
• A commitment to ongoing professional development and career growth through the Fowler Internship Program is required.

Education:
• Enrollment in a 4-year accredited program is required.
• Real Estate, Hospitality, or Property Management majors are preferred.
• Completion of the sophomore year by the start of the internship is preferred.

Requirements:
• 1 year of work experience and/or active involvement in extracurricular activities is preferred.
• Ability to fluently read and write English.
• Ability to accurately perform intermediate mathematical functions.
• Ability to use all on-site resident management software functions.

Physical Demands:
• Regular requirements include sitting, standing, walking, talking, hearing, and reaching using various body parts.
• Occasional climbing may be required.
• The intern will work at a personal computer and talk on the phone for extended periods.
• Must possess the ability to detect auditory and/or visual alarms.
• Availability to work extended/flexible hours and weekends as needed.

Attendance/Travel:
• The internship may require availability to work some nights and weekends.
• Regular attendance and active participation at company functions and events may also be required.
