Senior Analyst, Acquisitions | Breakthrough Properties
The Tone:
This is a full-time role at Breakthrough Properties, located in New York, NY or San Diego, CA. Breakthrough Properties is a life science real estate investment company, a joint venture between Tishman Speyer and Bellco Capital, focused on delivering environments that foster scientific breakthroughs and innovation. This Senior Analyst role is critical to the Acquisitions team, directly contributing to the evaluation, underwriting, presentation, and execution of new real estate investment opportunities across the U.S., supporting the company’s mission to be a home for scientific discovery.

What You’ll Actually Do
• Modeling: Create and manage detailed financial underwriting models in Excel and ARGUS for potential acquisition and development opportunities.
• Market Research: Maintain up-to-date market research on real estate fundamentals and transactions in targeted life science markets.
• Presentation Preparation: Assist in preparing investment presentation materials that summarize key investment criteria and considerations for management review.
• Due Diligence: Review due-diligence documentation and coordinate with third-party vendors, brokers, and in-house departments during the transaction process.
• Document Review: Assist in reviewing transaction documents such as leases, PSAs, and loan agreements.
• Portfolio Support: Provide portfolio management support, including project level communication with limited partners, and maintain asset management models.
The Must-Haves
• Background: Minimum 2-3 years of relevant experience in an analytically based real estate investment role.
• Experience: Prior work experience in real estate private equity, investment banking, or investment sales/capital markets is preferred.
• Skills: Advanced Excel underwriting skills and experience using ARGUS Enterprise, strong written and oral communication, unwavering attention to detail, creative problem-solving, and ability to multi-task.
• Bonus: Understanding of physical aspects of real estate and architectural design with a passion for working in the life science field, and ability to work effectively with peers and senior management in an entrepreneurial, team-oriented environment.
