Sterling Organization is a real estate investment firm specializing in retail real estate. They offer a rotational summer internship program for rising junior undergraduate students.
Job Description: Rotational Summer Internship Program
The program allows interns to gain experience in various departments within the organization:
• Investments:
• Underwriting core and value-add retail real estate investments by forecasting cash flows and projecting IRR & Equity Multiples.
• Conducting due diligence on awarded acquisitions.
• Managing an investment pipeline of acquisition targets.
• Understanding retail leases with regards to tenant control rights and expense reimbursements and other key provisions.
• Communicating with real estate brokers & corporate counterparts.
• Capital Markets:
• Capitalizing a commercial real estate asset based on various investment strategies.
• Differentiating distinct types of loans and their structures.
• Analyzing a loan term sheet.
• Identifying and analyzing financial metrics for loan underwriting.
• Communicating with financial lenders.
• Fund Management & Analytics:
• Understanding the quarterly formation of track records.
• Analyzing asset management financial models.
• Reviewing quarterly investor and asset management reports.
• Analyzing operating metrics across Sterling’s portfolio of assets.
• Conducting scenario analyses as it relates to leasing and construction opportunities.
Additionally, interns will participate in micro-rotations within:
• Leasing
• Property Management
• Construction
• Legal
• Marketing
This program offers students the opportunity to learn about the diverse functions of a real estate investment firm and gain practical experience in a variety of departments.
