Portfolio Management Intern (Fall 2026 Semester) | Kittle Property Group

The Tone:
This is a part-time internship at Kittle Property Group, located onsite at the corporate office in Indianapolis, IN, for the Fall 2026 semester. KPG is a national leader with over 75 years of experience in developing, constructing, and managing affordable and market-rate multi-family communities. Headquartered in Indianapolis, the company has developed over 20,000 apartment homes with more than $2.5 billion invested nationwide. This internship offers a unique opportunity to join a professional, collaborative, and community-focused team, supporting critical portfolio and revenue management activities that directly optimize cash flow across KPG’s extensive multi-family portfolio. The work involved is essential for maintaining compliance with Section 42 guidelines, achieving energy benchmarking requirements, and maximizing the financial performance of each property.

What You’ll Actually Do
• Optimize Cash Flow: Participate in weekly and daily rate reviews, support rate processing, and distribute renewal offers to property teams, providing pricing analysis for portfolio performance.
• Ensure Section 42 Compliance: Accurately calculate Utility Allowances, support their timely submission according to Section 42 guidelines, and gather necessary PHA schedules and utility company estimates.
• Manage Utility Verification: Compile and submit Utility Verification Addendums to obtain 12-month cost and consumption data, then upload all Utility Allowance backup documentation to the company intranet.
• Support Energy Benchmarking: Enter energy consumption data into Energy Star Portfolio Manager for municipal and federal requirements and review submetering billing recovery data.
• Handle Administrative Support: Effectively use revenue management systems to maximize cash flow and manage multiple data requests, maintaining organized, accurate records.

The Must-Haves
• Background: Student. Must be actively enrolled and taking courses at a university during the Fall 2026 semester.
• Experience: Demonstrated proficiency in using Microsoft Outlook, Excel, Word, and PowerPoint is required, with particularly strong capabilities in Excel and Outlook preferred for data manipulation and communication.
• Skills: Ability to effectively multitask, prioritize tasks, and efficiently manage multiple data requests. Must be comfortable communicating professionally and in a timely manner with external utility companies and internal property managers. Strong language, mathematical, and reasoning skills are essential for this role.
• Bonus: Prior experience with Nuance Power PDF and MaxxVault is considered a valuable asset but is not required.
