Vice President / Assistant Vice President, Project Management (Retail and Wealth Management Branches) | DBS Bank

The Tone:
This is a full-time role at DBS Bank, located in Kwun Tong, Hong Kong. In this position, you will be instrumental in leading the end-to-end design, project delivery, and transformation of DBS’s retail branch footprint and flagship Wealth Management centers across Hong Kong. This role is crucial for bridging architectural design, client experience, and rigorous construction execution, driving our physical branch network strategy forward. You will transform traditional banking spaces into high-end Wealth Management hubs and modern customer advisory experiences.

• Mission: Lead the end-to-end design, project delivery, and transformation of DBS’s retail branch footprint and flagship Wealth Management centers in Hong Kong.

What You’ll Actually Do
• Strategic Project Delivery: Lead the end-to-end execution of retail real estate capital projects, ensuring detailed programs, justified budgets, and institutional-grade quality standards.
• Design & Client Experience Governance: Partner with internal stakeholders to define physical space standards, digital integrations, and luxury hospitality amenities, balancing privacy, comfort, security, and hospitality.
• Vendor & Supplier Management: Lead procurement, tender evaluation, and contract negotiations, while building and managing a robust network of consultants and suppliers with strict performance metrics.
• Financial Control & Governance: Manage the multi-million-dollar retail CAPEX budget, establishing rigorous cost control, change order management, and financial forecasting protocols.
• Regulatory Compliance: Ensure all fit-out projects comply with Hong Kong regulatory and statutory requirements (e.g., BD, FSD, EMSD, BFA, MOE, BEEO, OSH, PNAP) and maintain accurate documentation for audits.

The Must-Haves
• Background: Degree in Project Management, Architecture, Interior Design, Building Surveying, Engineering, Construction Management, Corporate Real Estate management, or a related discipline.
• Experience: 12+ years of progressive project delivery experience within Corporate Real Estate, with at least 5 years leading Hong Kong Retail Banking fit-outs or Wealth Management Centre programs, and a proven track record delivering complex, high-spec retail build-outs from budget to handover.
• Skills: Strong technical knowledge of interior fitting-out, retail banking design (including critical HK regulatory/statutory requirements), security systems, and digital AV/VC integrations; exceptional communication skills to influence C-suite executives, Business Unit heads, and external partners; strategic leadership style with experience managing cross-functional teams, external project managers, and general contractors.
