The Tone:
This is a full-time role at Morningside House Senior Living, located in Setauket, New York. Morningside House Senior Living is a leading assisted living and memory care community, proudly part of Morningside Elite Management, one of the only women-owned and operated senior-living management companies in the nation. This critical role ensures a safe, pleasant, and well-maintained environment for residents by coordinating all maintenance, laundry, and housekeeping functions. The Director of Maintenance is key to maintaining compliance and effectively completing all corrective and preventative maintenance tasks.

• Team: Reports to the Executive Director, collaborates with the Quality and Assurance team, and supervises laundry, housekeeping, and maintenance staff.
• Mission: To coordinate all maintenance, laundry, and housekeeping functions to provide a safe and pleasant environment for residents, ensuring all corrective and preventative maintenance is efficiently and effectively completed.

What You’ll Actually Do
• Department Oversight: Directly manage the daily operations of the laundry, housekeeping, and maintenance departments.
• Compliance Management: Ensure ongoing compliance with local, state, and OSHA requirements across all managed departments.
• Facility Maintenance: Implement and document comprehensive preventative and corrective maintenance programs.
• Safety Leadership: Conduct and coordinate all safety inspections, facilitate the facility’s Safety Committee, and report findings to the Executive Director and Quality and Assurance team.
• Staff Supervision: Supervise laundry, housekeeping, and maintenance staff, including performance evaluations, disciplinary actions, new staff orientation, and ongoing education.

The Must-Haves
• Background: An Associate’s Degree or equivalent from a two-year college or technical school; or two years of related experience and/or training, or an equivalent combination of education and applicable experience in a maintenance leadership capacity.
• Experience: A minimum of three (3) years in a supervisory or lead maintenance position, demonstrating proven knowledge in preventive and corrective maintenance.
• Skills: Proficiency in computer knowledge and ability, strong organizational, time management, problem-solving, and interpersonal skills, along with the ability to function independently and manage multiple tasks under pressure.
