Capital Markets Analyst | Lotus Company

What You’ll Actually Do
• Financial Modeling: Build and refine financial models for development projects to analyze various capital structures and run sensitivity analyses on financing assumptions.
• Market Research: Research current debt and equity market conditions relevant to affordable housing, tracking trends and summarizing findings for financing strategies.
• Material Preparation: Help prepare marketing and underwriting materials for investors and lenders, including investment teasers, pitch books, and detailed investment summaries.
• Due Diligence: Assist in coordinating the due diligence process for capital transactions, gathering required documents and tracking items for lenders and investors.
• Transaction Support: Support the Capital Markets Associate and Manager in executing transactions, drafting documents, routing for review, and communicating with legal counsel on closings.

The Must-Haves
• Background: Bachelor’s degree in finance, real estate, economics, accounting, or a related field.
• Experience: 1–3 years of experience in finance or real estate, including internships or analyst roles in investment banking, real estate development, or commercial banking.
• Skills: Strong quantitative and analytical skills, proficiency in Excel for complex financial modeling (cash flows, loan amortization, equity yield, IRR/NPV), solid written communication for preparing memos and presentations, and high organizational ability to manage multiple deals and deadlines.
• Bonus: Academic coursework or internships focusing on real estate finance or investment analysis, direct experience with affordable housing finance, familiarity with affordable housing programs (LIHTC, tax-exempt bonds), or relevant certifications like CFA Level I.
