This is a full-time role at Ackman-Ziff, located in New York City, NY. This position is crucial for the transaction execution team, directly supporting senior management in delivering cutting-edge capital solutions to clients. The Associate will contribute to the firm’s core mission of providing superior debt, equity, and mezzanine financing, while upholding its ethos of ethics and trust.

What You’ll Actually Do
• Financial Underwriting: Perform preliminary underwriting analysis using discounted cash flow analysis, income capitalization, leveraged IRR, and comparable sales and cost analysis.
• Marketing & Presentation Development: Prepare comprehensive lender presentations, offering memoranda, and marketing materials, including detailed market studies, cash flow analysis, transaction highlights, and project descriptions; present these materials to prospective capital sources.
• Transaction Management & Support: Manage the collection of all required due-diligence materials, assist senior management in the execution of debt, mezzanine, and equity financings, and critically review term sheets, loan documentation, and third-party reports.
• Market Intelligence & Team Leadership: Identify and research real estate property trends, debt capital markets, and equity trends to provide sophisticated market insights; additionally, oversee and review work performed by analysts and attend client meetings to support new opportunity origination.
The Must-Haves
• Background: Bachelor’s degree in Business Finance and/or Real Estate Finance from a top-tier college, or demonstrated professional experience in commercial real estate.
• Experience: Two to three years’ experience in commercial brokerage or lending, with proven financial analysis and underwriting skills.
• Skills: Advanced modeling skills in Excel; strong written and verbal communication skills; ability to multi-task and prioritize projects with strong attention to detail; and strong organizational skills.
• Bonus: A Master’s degree is preferred, as is prior experience in debt capital markets and ARGUS software.
