Assistant Property Manager | The John Stewart Company

This Assistant Property Manager role is crucial in supporting the Property Manager to ensure the smooth daily operation of the property, maintain acceptable occupancy levels, and cultivate a supportive living environment for all residents, including those with special needs.

• Mission: To assist in the overall operation of the property, implement policies and procedures, maintain occupancy, and create a supportive environment for residents.

What You’ll Actually Do
• Resident Occupancy Management: Interview and screen prospective residents thoroughly, preparing, processing, and signing all necessary leases and rules to ensure compliant occupancy.
• Financial Transactions: Accurately collect rent payments, provide detailed receipts, and prepare deposits efficiently using the Boston Post property management software.
• Property Maintenance Oversight: Actively assist with property inspections and diligently monitor the progress and completion of work orders to maintain property standards.
• Legal & Policy Compliance: Draft and issue warning letters and prepare legal notices to residents as needed, while consistently submitting required reports and maintaining meticulous records according to JSCo policies.
• Vendor Relations & Procurement: Oversee vendor interactions and manage the purchase of general supplies and services for the property, strictly adhering to the established P.O. policy and procedures.
The Must-Haves
• Background: Demonstrated career experience in property management, with a specific focus on the affordable housing sector, including direct experience with Tax Credit properties.
• Experience: A minimum of 1-2 years of property management experience is required, with a strong preference for candidates who possess prior experience in managing affordable housing complexes and Tax Credit properties.
• Skills: Must possess the ability to read, write, and communicate fluently in English. Requires excellent problem-solving, listening, and deductive reasoning skills. Proficiency in common office software, including Microsoft Word, Excel, and Outlook, is essential. Candidates must be knowledgeable regarding company policies, federal, state, and local laws, and specifically Tax Credit Section 42, along with other pertinent rules related to tenants.
• Bonus: A valid Driver’s License and reliable transportation are necessary for this role, as the ability to travel for training purposes is required.
