The Tone:
This is a full-time role for an Asset Manager at a client of SeeKing HR, located in the San Antonio, Texas Metropolitan Area. This position is critical for maximizing the value and performance of the company’s commercial real estate portfolio. The role ensures assets perform in line with business plan objectives and investment strategies across both stabilized and development properties.

What You’ll Actually Do
• Develop: Develop and execute asset-level business plans aligned with the company’s long-term hold strategy.
• Drive Growth: Drive Net Operating Income (NOI) growth by identifying occupancy challenges and revenue enhancement opportunities.
• Evaluate Decisions: Evaluate hold, sell, and refinance decisions using DCF, IRR, and total return analyses, presenting recommendations to senior leadership.
• Oversee Capital: Oversee capital expenditure programs, including deferred maintenance and value-add renovation projects, while developing multi-year capital improvement plans.
• Support Leasing: Support leasing strategy initiatives such as tenant mix and rental rates, reviewing and approving lease proposals, renewals, and tenant improvement allowances.

The Must-Haves
• Background: Bachelor’s degree, preferably a Master’s degree, in Real Estate, Finance, Business Administration, or a related field. This role requires a strong understanding of commercial real estate operations, financial performance metrics, partnership structures, and waterfall distribution models.
• Experience: 3+ years of experience in commercial real estate asset management, acquisitions, or portfolio management. Candidates should have experience managing multi-property portfolios and overseeing the transition of ground-up developments to stabilized operations.
• Skills: Advanced proficiency in Yardi, Argus Enterprise, MS Excel, and PowerPoint is required. The role demands a solid understanding of real estate financial analysis, including Net Operating Income (NOI), capitalization rates (cap rate), Internal Rate of Return (IRR), cash-on-cash returns, and Debt Service Coverage Ratio (DSCR). Proficiency in CoStar / CoStar Analytics and various MS Office programs, alongside a strong understanding of commercial lease structures such as NNN, gross, and modified gross, is also essential.
• Bonus: A Master’s degree in Real Estate, Finance, or Business Administration is preferred.
