The Tone:
This is a full-time role at SeeKing HR, located in the San Antonio, Texas Metropolitan Area. The company is seeking an Asset Manager to maximize the value and performance of its commercial real estate portfolio. This role is critical for overseeing all aspects of property-level operations, capital planning, leasing strategy, and financial performance for both stabilized and development assets. The Asset Manager will ensure assets align with business plan objectives and investment strategies, working closely with various internal and external teams.

What You’ll Actually Do
• Strategic Planning: Develop and execute asset-level business plans aligned with the company’s long-term hold strategy.
• Financial Oversight: Monitor and drive net operating income (NOI) growth by identifying occupancy challenges and revenue enhancement opportunities.
• Investment Analysis: Evaluate hold, sell, and refinance decisions using DCF, IRR, and total return analyses, presenting recommendations to senior leadership.
• Capital Management: Oversee capital expenditure programs, including deferred maintenance and value-add renovation projects.
• Investor Relations: Prepare investor reporting packages and respond to inquiries from investors and capital partners.

The Must-Haves
• Background: Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field, with a strong understanding of commercial lease structures and real estate financial analysis.
• Experience: At least 3 years of experience in commercial real estate asset management, acquisitions, or portfolio management, including experience with multi-property portfolios and transitioning ground-up developments to stabilized operations.
• Skills: Advanced proficiency in Yardi, Argus Enterprise, MS Excel, and PowerPoint; proficiency in CoStar / CoStar Analytics and other MS Office programs.
• Bonus: A Master’s degree in Real Estate, Finance, Business Administration, or a related field.
