The Tone:
This is a summer investment analyst role within the Real Estate Originations business at PGIM, a diversified asset management business of Prudential Financial, Inc. • Mission: Assist investment professionals in analyzing and securing commercial real estate debt investments and managing deals through the due diligence and closing processes.

What You’ll Actually Do
• Loan Analysis: Assist investment professionals in analyzing and securing commercial real estate loans, contributing to all phases of evaluating new investment opportunities.
• Opportunity Evaluation: Evaluate new investment opportunities by conducting cash flow modeling, property valuation, sensitivity analysis, market research, and credit analysis.
• Debt Investment Support: Support the evaluation of commercial real estate debt investments across various property types, structures, and geographies, including gathering and analyzing relevant market, economic, and legal data.
• Financial Modeling: Help build and update complex financial models, including cash flow projections, Argus models, and sensitivity analyses, under the guidance of senior team members.
• Due Diligence Management: Assist in the due diligence and closing process for new debt originations by preparing necessary materials and coordinating effectively with internal teams and external partners.

The Must-Haves
• Background: Must be enrolled in an accredited bachelor’s program with an anticipated graduation date between December 2027 and May 2028, and maintain a minimum GPA of 3.0.
• Skills: Possess strong quantitative skills, proven analytical ability, excellent organizational skills, and attention to detail, with the ability to manage multiple projects simultaneously.
• Authorization: Must possess the requisite US employment authorization to be eligible for consideration, as Prudential does not provide visa sponsorship for this position.
• Bonus: Finance, Economics, or Real Estate majors are preferred, and an understanding of real estate and finance terms and concepts is also preferred.
