Property Accountant | Kforce Inc

The Tone:
This is a full-time role placed through Kforce Inc, with a leading mixed-use developer, located in Newton, MA. This position supports Kforce’s client, a mixed-use developer that owns, operates, and leases over a hundred properties, ranging from urban spaces to community centers. As one of the largest privately-owned development firms in the country, this client seeks a Property Accountant to ensure precise financial operations for its commercial real estate portfolio. The role demands strong collaboration within the accounting team and across various departments, including Lease Compliance, Construction/Development, Property Maintenance, Finance, Leasing, Legal, and Tenant Coordination. Success in this position relies on building strong working relationships and demonstrating a dedicated work ethic.

What You’ll Actually Do
• General Ledger: Maintain the monthly general ledger, ensuring all entries for commercial real estate projects adhere to GAAP and tax basis accounting principles.
• Tenant Billings: Prepare and process tenant billings for a range of charges, including utilities, percentage rent, Common Area Maintenance (CAM), and Real Estate Taxes (RET).
• Financial Planning: Support financial planning by participating in budgeting and conducting accurate forecasting activities for the property portfolio.
• Statement Preparation: Compile and prepare comprehensive financial statements for assigned properties, ensuring their precision and compliance with accounting standards.
• Compliance & Audit: Perform REIT testing and provide critical assistance during the annual audit and tax return preparation processes.

The Must-Haves
• Background: Bachelor’s degree in Accounting; this is an Early Career opportunity suitable for candidates with foundational knowledge.
• Experience: 1 to 3 years of hands-on experience in general ledger maintenance and financial statement preparation within a real estate environment similar to a mixed-use developer.
• Skills: Proficiency in general ledger operations, strong understanding of financial statement preparation, knowledge of tenant billing procedures (utilities, CAM, RET), and experience with budgeting and forecasting.
• Bonus: Prior knowledge of MRI, Avidxchange, or Anaplan software platforms is highly desirable, as is strong proficiency in Microsoft Excel.
