Maintenance Director | Morning Pointe Senior Living
The Tone:
This is a full-time role at Morning Pointe Senior Living, located in Russell, KY. Morning Pointe Senior Living is dedicated to partnering with families in meeting the challenges of life within its senior living residences. This position is vital for ensuring the consistent implementation of the company’s Preventative Maintenance Program, performing necessary general maintenance repairs, and upholding the physical plant’s safety standards. The Maintenance Director directly contributes to a safe and well-maintained environment for all residents and staff.

• Mission: Owns the implementation of the preventative maintenance program, general repairs, and physical plant safety to support the well-being of residents.
What You’ll Actually Do
• Preventative Maintenance & Documentation: Responsible for the complete implementation and meticulous documentation (using maintenance logs and system manuals) of the Morning Pointe Preventative Maintenance Program, covering mechanical, plumbing, electrical, emergency call, sprinkler, and fire alarm systems, alongside building finishes, kitchen and laundry equipment, building exteriors, furnishings, and landscaping.
• General Repairs & System Maintenance: Execute a wide range of general maintenance repairs, including minor electrical, plumbing, HVAC adjustments, and small appliance repairs (such as ice makers, refrigerators, washers, dryers, and ranges), ensuring all appliances and systems remain fully operational without requiring trade licenses.
• Safety Management & Compliance: Conduct and log regular safety inspections, including emergency lighting, smoke detectors, and fire extinguishers, while also organizing and documenting monthly fire drills and semiannual evacuation drills to comply with public facility safety regulations.
• Facility Upkeep & Environmental Standards: Oversee daily facility maintenance tasks such as shampooing carpets, stripping and waxing floors, cleaning dryer vents and hoses, keeping grounds and parking lots litter-free, and performing minor touch-ups to painted walls, wallpaper, and baseboards, along with safe handling and removal of bio-hazard waste.
• Operational Support & On-Call Availability: Manage inventory control, including storing, ordering, and picking up maintenance supplies, and be continuously available on-call via pager for 24-hour emergency response to ensure uninterrupted facility operations.
The Must-Haves
• Background: Possesses a High School Diploma or GED and a foundational understanding of safety regulations specific to public facilities, ensuring compliance and a safe environment.
• Experience: Proven hands-on experience in performing minor repairs across various domains including electrical, plumbing, HVAC, and general facility maintenance (tasks not requiring a trade license), along with expertise in small appliance repairs and carpet/tile floor maintenance.
• Skills: Exhibits strong verbal and written communication skills essential for documentation and team interaction, a flexible work schedule, 24-hour availability by pager for emergencies, and the ability to understand and execute written and oral instructions, including basic mathematical computations.
• Bonus: Preference given to candidates who have 2 years of general maintenance work experience within a public facility setting.
