This hands-on, trade-heavy position involves critical work that directly impacts the living experience of residents, handling everything from apartment turns to preventative maintenance. What You’ll Actually Do
• Apartment Turnovers: Oversee and complete all maintenance for vacant unit turnovers, which includes painting, thorough cleaning, and addressing all maintenance punch list items to prepare units for new residents.
• Work Order Management: Promptly and accurately complete resident work orders, typically aiming for resolution within 24 hours, ensuring resident satisfaction and property functionality.
• System Diagnostics & Repair: Diagnose and repair diverse issues across a range of building systems, including electrical, plumbing, appliances, and HVAC, keeping all essential equipment operational.
• Preventative Maintenance: Execute routine preventative maintenance on critical building systems such as plumbing, heating, cooling, and other mechanical equipment to ensure longevity and prevent larger issues.
• Property Upkeep & Emergencies: Maintain daily curb appeal through tasks like trash removal, sprinkler inspections, and weed control, while also responding to emergency maintenance calls on a rotating basis during evenings, weekends, and holidays.

The Must-Haves
• Background: Candidates should possess a high school diploma or equivalent, with additional trade schooling considered a plus. This role requires foundational knowledge in general carpentry, various repair techniques, and overall building systems.
• Experience: A minimum of 2 years of experience is required in multi-family maintenance, construction, or a specific trade such as plumbing, HVAC, electrical, or carpentry. Candidates must be comfortable and proficient in using both hand tools and power tools.
• Skills: The ideal candidate will demonstrate a positive attitude, strong organizational abilities, and energetic engagement. Essential interpersonal skills include a strong customer service orientation, effective verbal and written communication, and the ability to read and follow instructions accurately.
• Bonus: Prior trade schooling experience is a beneficial qualification for this position.
