The Tone:

This is a hands-on, trade-heavy position crucial for ensuring the apartment communities remain in excellent condition. You will tackle a variety of tasks that directly impact resident living quality, working alongside a supportive team and supervisor. This role offers the opportunity to apply and develop a broad range of technical skills in a practical environment.

What You’ll Actually Do
• Unit Turnover: Complete apartment turnover work in vacant units, which includes painting, cleaning, and addressing all maintenance punch items to ensure readiness for new occupants.
• Work Order Management: Efficiently complete work orders by diagnosing and repairing issues across electrical, plumbing, appliance, and HVAC systems, aiming for prompt resolution, typically within 24 hours.
• Preventative Maintenance: Execute routine preventative maintenance on critical building systems, including plumbing, heating, cooling, and mechanical equipment, to ensure optimal performance and longevity.
• Property Grounds Care: Maintain the daily curb appeal of the communities through tasks such as trash removal, sprinkler inspections, and weed control, alongside keeping dumpster areas and common spaces clean.
• Emergency & General Support: Respond to emergency maintenance calls on a rotating schedule (evenings, weekends, holidays), assist with snow removal, and support the movement of supplies, parts, and equipment.

The Must-Haves
• Background: Experienced Technician with a high school diploma or equivalent. Possesses foundational knowledge of general carpentry, repair, and various building systems relevant to multi-family properties.
• Experience: Minimum of 2 years of hands-on experience in multi-family maintenance, construction, or a specialized trade such as plumbing, HVAC, electrical, or carpentry.
• Skills: Demonstrated ability to proficiently use both hand tools and power tools for a wide range of repair and maintenance tasks. Strong customer service orientation and solid interpersonal skills, enabling effective communication both verbally and in writing, along with an organized and energetic approach to work. Valid driver’s license or reliable transportation to and from work is required.
• Bonus: Completion of trade schooling is a plus.
