Onsite Manager | TRIAD Association Management

The Tone:
This is a full-time role at TRIAD Association Management, located in Winter Garden, FL. TRIAD provides full-service association management for homeowner, condominium, and townhome communities across Central and West Florida. This role is crucial for overseeing the day-to-day operations and onsite staff of an active adult community, ensuring high-quality service and compliance. • Oversees: Onsite staff of an active adult community
• Mission: Oversee daily operations, manage staff, and ensure compliance for an active adult community to deliver high-quality service.
• Tech Stack: Management software (for financials, maintenance requests, and community records)

What You’ll Actually Do
• Manage: Oversee the day-to-day operations and onsite staff of an active adult community.
• Coordinate: Arrange maintenance and vendor services for the community.
• Budget: Manage association budgets and financial resources.
• Comply: Ensure adherence to governing documents and applicable regulations.
• Report: Prepare and present reports to Boards of Directors, attending and facilitating board and member meetings.

The Must-Haves
• Background: Prior experience in community association management, property management, or a related field. Possession of, or willingness to obtain, a CAM (Community Association Manager) license in Florida.
• Experience: Proficiency with technology and management software for tracking financials, maintenance requests, and community records.
• Skills: Strong property and community management skills including budget oversight, maintenance coordination, and vendor management. Expertise in association governance and compliance, understanding HOA/condominium documents, state regulations, and board procedures. Excellent communication, interpersonal, organizational, and time-management skills. Ability to work on-site in Winter Garden, attend evening or weekend meetings as needed, and maintain a valid driver’s license.
