Analyst, Investments & Asset Management Intern – Summer 2027 | University Partners
The Tone:
This is an internship at University Partners, one of the country’s leading owners and operators of student housing properties. The company manages a scaled national portfolio comprising ~26,000 beds and ~$4.2bn of properties across 30+ universities, backed by KKR & Co. Inc. This role is crucial for assisting in the evaluation, underwriting, and execution of new student housing investment opportunities, as well as the ongoing asset management of the existing portfolio. The work directly contributes to the company’s rigorous, data-driven approach to deliver strong operating performance.

What You’ll Actually Do
• Financial Modeling: Perform financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, and application of valuation methods.
• Due Diligence: Assist with due diligence processes associated with acquisitions by performing document control, physical and financial due diligence, and verifying projections.
• Proposal Development: Prepare investment committee proposals for new projects under consideration, including presentation materials and graphic requirements.
• Market Research: Benchmark comparable properties while maintaining detailed notes to inform underwriting assumptions and apply quantitative modeling assumptions to deals.
• Portfolio Monitoring: Complete asset management projects on an ad hoc basis, including both portfolio and asset-level analyses, and track sales data from various sources.
The Must-Haves
• Background: Students pursuing a Bachelor’s degree from an accredited college or university, with a graduation timeframe between May 2028 – May 2029. This is an entry-level role. Preferred coursework includes commercial real estate, corporate finance, asset management, commercial or investment banking.
• Experience: Strong financial modeling skills are required, specifically within Microsoft Excel, to build and update detailed cash flow models. Proficiency in Microsoft Office software is also necessary.
• Skills: Advanced Excel skills; ability to analyze and interpret market and industry trends from a strategic point of view to draw conclusions and solve problems; effective communication with coworkers, brokers, and capital partners; strong initiative and ability to work independently with minimal oversight; ability to successfully manage a variety of tasks within tight time schedules.
• Bonus: A minimum GPA of 3.2; strong business writing acumen; able to work well in an environment that requires critical thinking and problem-solving; must be collaborative and comfortable communicating in a team-oriented environment.
