This is a temporary, early career summer investment analyst role at PGIM, located in Newark, NJ/ New York, NY; Atlanta, GA; San Francisco, CA; Chicago, IL. • Mission: To support the evaluation, acquisition, and management of real estate equity assets to drive portfolio performance and expand investment opportunities.
What You’ll Actually Do
• Acquire: Source, underwrite, financially model, and conduct due diligence for new real estate acquisitions across various portfolios.
• Manage: Collaborate with partners, consultants, property managers, and leasing brokers to drive asset performance through leasing, operational, financing, and disposition strategies for operating assets, development, and repositioning projects.
• Oversee: Support the asset management team in overseeing a diverse portfolio of real estate assets, including those in pre-development and development stages, assisting with communication and coordination among stakeholders.
• Analyze: Help review property performance reports, track key metrics, and contribute to the preparation of summary materials and data requests for internal teams.
• Model: Contribute to financial modeling efforts, including building cash flow and waterfall models, sensitivity tables, and rent roll analyses under the guidance of experienced analysts and managers.
The Must-Haves
• Background: Enrollment in an accredited bachelor’s program, with an anticipated graduation between December 2027 and May 2028, and a minimum GPA of 3.0.
• Experience: Requisite US employment authorization to be eligible for consideration.
• Skills: Strong quantitative skills, proven analytical ability, excellent organizational skills, and attention to detail with the ability to manage multiple projects simultaneously.
• Bonus: Finance, Economics, or Real Estate majors are preferred; understanding of real estate and finance terms and concepts is also preferred.
