Investment Analyst | Robinson Park

The Tone:
This is a full-time role at Robinson Park, located in Oklahoma City, OK. Robinson Park is a firm actively engaged in real estate acquisition, strategic asset management, investor reporting, and capital markets functions. The Investment Analyst will be a key member of the Research & Analytics team, supporting these critical business areas by providing in-depth financial analysis, comprehensive underwriting, rigorous market due diligence, and precise portfolio performance reporting. This position is vital for both existing assets and prospective investments, requiring close collaboration with senior leadership, asset managers, accounting, and leasing teams, as well as external partners, to inform strategic decisions and optimize the firm’s real estate portfolio performance.

What You’ll Actually Do
• Analyze Real Estate Investments: Conduct detailed analysis of prospective real estate acquisitions, new developments, and recapitalization opportunities. This includes thoroughly evaluating investment risks, assessing return metrics, structuring financing scenarios, and validating market assumptions to inform strategic decisions.
• Build and Maintain Financial Models: Develop and manage sophisticated financial models utilizing Microsoft Excel and Argus Enterprise. These models encompass discounted cash flow (DCF), internal rate of return (IRR), sensitivity, and various scenario analyses to project and assess investment performance.
• Monitor and Optimize Asset Performance: Continuously maintain and update financial models to monitor asset performance against initial underwriting projections and established business plan objectives. This involves analyzing operating results, tracking leasing activity, assessing capital expenditures, and interpreting relevant market trends.
• Support Financial Processes and Reporting: Assist with annual budgeting, forecasting, and valuation processes, including lender reporting, refinancing analyses, and capital planning initiatives, ensuring accurate financial management and strategic foresight.
• Prepare Investor and Committee Communications: Develop comprehensive quarterly investor reports, valuation updates, and performance summaries. This includes creating clear charts, graphs, and financial exhibits for effective investor communications and assisting in the preparation of investment committee memoranda and acquisition recommendations.

• Background: An analytically minded, high-performing individual prepared for an early career in real estate investment analysis, with a demonstrated understanding of financial concepts relevant to property acquisitions and asset management.
• Experience: Practical experience in conducting financial analysis, developing detailed real estate underwriting, performing market due diligence, and generating portfolio performance reports for existing and prospective investments.
• Skills:
* Expertise in building and maintaining detailed financial models, including DCF, IRR, sensitivity, and scenario analyses.
* Advanced proficiency in Microsoft Excel and Argus Enterprise for complex data analysis and financial modeling.
* Strong analytical skills to evaluate investment risks, return metrics, financing structures, and market assumptions.
* Capability to review and interpret critical real estate documents such as leases, rent rolls, financial statements, and loan documents.
* Proficiency in creating clear and concise reports, presentations, charts, graphs, and financial exhibits for various stakeholders.
