Portfolio Manager – Closed End Fund Series | Core Spaces
The Tone:
This is a full-time role at Core Spaces, responsible for inventing the future of living through real estate. Core Spaces is a people company and a vertically integrated real estate investment manager focused on student housing and build-to-rent sectors. This senior leadership role is critical for guiding the strategy, oversight, and performance of the company’s closed-end, drawdown investment vehicles. The Portfolio Manager owns fund-level portfolio construction, capital deployment, monitoring, performance attribution, and investor reporting across the entire fund lifecycle.

• Mission: Lead the strategy, oversight, and performance of closed-end, drawdown investment vehicles across their full lifecycle.
What You’ll Actually Do
• Fund Strategy: Own fund-level portfolio strategy for closed-end vehicles, including construction, allocation, diversification, and capital deployment pacing throughout the lifecycle.
• Performance Oversight: Own fund performance evaluation against underwriting, strategy, and investor expectations, and identify risks and opportunities.
• Capital Direction: Direct capital deployment, including pacing, capital calls, liquidity management, and distribution forecasting.
• Investor Communication: Own investor reporting deliverables, ensuring accuracy, insight, and alignment with performance and strategy.
• Strategic Leadership: Act as a senior leader influencing portfolio strategy, capital deployment, and investor outcomes across the organization.
The Must-Haves
• Background: Bachelor’s degree in Finance, Real Estate, Accounting, Economics, or a related field, serving as a senior investment management leader.
• Experience: 10+ years of progressive experience in real estate investment management, private equity real estate, or institutional portfolio management, with significant experience managing or materially influencing closed-end, drawdown fund strategy.
• Skills: Demonstrated success evaluating and communicating portfolio performance metrics, deep understanding of fund structures and investment guidelines, strong command of portfolio analytics and financial modeling, and experience working with institutional investors.
• Bonus: Experience managing closed-end, drawdown real estate funds across the full lifecycle, operating in a senior role within a private equity real estate or institutional investment platform, and working within student housing, multifamily, or adjacent sectors.
