Senior Associate – Acquisitions | Bullpen
The Tone:
This is a full-time role at Bullpen, located in West Palm Beach, Florida. Bullpen is an entrepreneurial real estate investment firm, seeking a Senior Acquisitions Associate to join its growing investment team. This role is vital for sourcing, underwriting, and executing commercial real estate investments, contributing to a rapidly expanding platform and helping shape the firm’s portfolio. The ideal candidate will be analytical and entrepreneurial, taking ownership of transactions from initial review through closing.

What You’ll Actually Do
• Investment Sourcing: Source and evaluate new investment opportunities across multiple commercial real estate asset classes.
• Financial Modeling: Build and maintain sophisticated financial models, including acquisition, development, and sensitivity analyses.
• Due Diligence: Lead financial and operational due diligence alongside internal teams and third-party consultants.
• Reporting & Presentation: Prepare investment memoranda and present opportunities to senior leadership and investment committees.
• Transaction Coordination: Coordinate with brokers, lenders, legal counsel, consultants, and joint venture partners throughout the acquisition process.
The Must-Haves
• Background: Bachelor’s degree in Finance, Real Estate, Economics, Business, or a related field.
• Experience: 4–7 years of experience in commercial real estate acquisitions, investments, private equity, development, or investment banking; experience underwriting institutional-quality commercial real estate investments.
• Skills: Advanced financial modeling and Excel skills; strong understanding of discounted cash flow (DCF), IRR, equity waterfalls, capitalization rates, and real estate valuation methodologies; excellent communication and presentation skills; ability to manage multiple transactions simultaneously while maintaining exceptional attention to detail.
• Bonus: Commercial real estate private equity or institutional investment platform experience; exposure to development, value-add, opportunistic, or mixed-use investments; experience preparing investment committee materials and participating in transaction execution; ARGUS proficiency.
