The Tone:
This is an Analyst role at Evergreen Real Estate Group. This position supports the company’s acquisition and development initiatives by conducting detailed financial modeling, market research, and portfolio analysis. The role offers significant exposure to affordable housing finance, asset strategy, and real estate investment fundamentals. The Analyst will collaborate across various internal teams to support both property-specific and portfolio-wide financial goals.

What You’ll Actually Do
• Underwrite Investments: Develop and maintain financial models for prospective acquisitions and new development opportunities, evaluating property performance, feasibility, and investment risk.
• Conduct Market Analysis: Compile and synthesize research from internal and third-party sources, monitor trends in housing policy and market dynamics, and form independent opinions on investment positioning.
• Coordinate Due Diligence: Manage due diligence processes for acquisitions, coordinate third-party consultants for timely deliverables, and review technical documents to summarize findings for internal stakeholders.
• Analyze Portfolio Performance: Analyze operational and financial outcomes to identify risks, inefficiencies, and optimization opportunities, supporting asset re-forecasting and recapitalization planning.
• Improve Systems & Strategy: Recommend and implement modeling tools, software solutions, and data infrastructure improvements while contributing to Evergreen’s investment theses and refining underwriting standards.
The Must-Haves
• Background: Bachelor’s degree in Finance, Economics, Real Estate, or a related field.
• Experience: Minimum 2 years of experience in real estate finance, banking, or investment.
• Skills: Advanced Excel for financial modeling and scenario analysis; familiarity with data science tools (e.g., R, Python) for data manipulation; ability to read and interpret construction budgets, appraisals, and technical documentation; strong written and verbal communication skills; highly organized with the ability to manage multiple projects concurrently.
• Bonus: Experience with affordable housing finance (e.g., LIHTC, Section 8, HUD); continuing education in real estate finance or modeling.
