The Tone:
This is a full-time, twelve-month rotational internship at Hamilton Zanze Real Estate Investments, located in San Francisco, CA. As a real estate investment and asset management firm, Hamilton Zanze specializes in multi-family properties. This Wheel Program internship offers hands-on exposure to the core functions of the business, providing interns with a comprehensive understanding of how different teams contribute to the firm’s overall operations and investment strategy. The role is designed for individuals seeking to build technical skills, industry knowledge, and strategic thinking through project-based work, mentorship, and structured learning, while actively contributing to the business.

• Mission: Provide hands-on exposure to core functions of real estate investment and asset management, while building technical and strategic skills.

What You’ll Actually Do
Transactions: Underwrite new real estate deals, conduct market research across target markets, analyze property financials, and support the preparation of investment two-pagers and business plans, including review of loan documents and closing processes.
Asset Management & Project Management: Review monthly property financials, compare budgeted versus actual performance, participate in calls with third-party property management, and assist with capital expenditure project coordination, while supporting risk identification and monitoring.
Data Analysis: Work extensively with data management and research projects across the portfolio, building proficiency in tools like Excel, SQL, Python, and Power BI, and developing qualitative skills in stakeholder management and requirements gathering.
Investor Relations: Assist with outbound investor communication, including calls related to vesting changes, resale shares, distribution questions, and transaction updates, and support written communication such as quarterly property journals and property review letters.
Accounting & Finance: Contribute to processing entity-level changes like investor transfers, trust assignments, and resale share transactions, support data management and maintenance of the portfolio valuation file, and gain exposure to distribution workflows.

The Must-Haves
• Background: Bachelor’s degree in real estate, finance, business, economics, communications, or a related field, demonstrating a genuine interest in real estate investment. This role is for a student seeking comprehensive industry exposure.
• Experience: No specific years of experience are required, but candidates must show proficiency in Microsoft Excel. The role also requires the ability to work both independently and collaboratively within a team environment.
• Skills: Strong analytical skills, proven problem-solving abilities, and excellent written communication are essential for this role, alongside a foundation in Microsoft Excel for financial tasks.
• Bonus: A keen interest in learning and applying financial modeling techniques to real estate investment scenarios.
