Junior Broker | AQUILA Commercial

The Tone:
This is a full-time role at AQUILA Commercial, located in Austin, TX. AQUILA is a close-knit group of fun, hardworking, and enthusiastic people who run Austin’s top local commercial real estate firm. This position supports AQUILA’s brokerage team, as well as various research and leasing efforts. The role is integral to maintaining the firm’s market presence and providing essential information for client and property success.

What You’ll Actually Do
Brokerage Support: Prepare and review critical transaction documents such as requests for proposals, leases, and financial comparisons, proactively supporting brokers on high-priority projects and responding to client inquiries.
Market Intelligence: Develop customized property materials, conduct comprehensive market and industry research, including comparable market analysis, and coordinate essential market data like occupancy and expense analysis.
Database Management: Maintain and update AQUILA’s proprietary databases of lease and sales comparables, ensuring data integrity by actively soliciting new information, performing regular checks, and completing missing details.
Platform Maintenance: Keep all data current and accurate across external platforms like CoStar and View the Space (VTS), as well as the AQUILA website, while also tracking all market deals.
Client & Property Engagement: Lead onsite or virtual property tours, assist in coordinating and attending industry or property marketing events, and prepare weekly leasing reports.

The Must-Haves
• Background: College degree required, signifying an early career level. Must possess a strong interest in commercial real estate, particularly within the Austin market.
• Experience: Real estate or related experience is preferred but not required. Candidates must have or be actively pursuing coursework for a Texas Real Estate Sales License.
• Core Skills: Proficiency in Microsoft Word, Excel, PowerPoint, and Adobe Acrobat. Requires excellent research, quantitative analysis, and web savvy. Strong written and oral business communication skills, including the confidence to make cold calls and deliver effective presentations.
• Professional Qualities: Exceptional organizational and time management abilities, proven capacity to multi-task, and meticulous attention to detail. This role requires self-motivation, a positive attitude, and the ability to work effectively with minimal direction, demonstrating problem-solving and strategic thinking.
• Bonus: Extensive database and project management experience. Proven ability to build strategic relationships across platforms and among varying personalities.
