Job Description
Junior Asset Manager
The Junior Asset Manager plays a crucial role in overseeing the multi-family housing portfolio. This position involves assisting with long-term capital planning, monitoring short-term cash flow, and ensuring the Property Management Agent adheres to regulatory compliance, contractual obligations, financial performance, and risk management standards.
Responsibilities
- Assists in developing and meeting operational goals for all multifamily properties.
- Supports the annual budgeting process, cash management, capital replacement planning, and reserve analysis.
- Tracks and ensures compliance with all funding regulations and reporting requirements for all agreements within the CCHS multi-family portfolio.
- Aids in the oversight and monitoring of the Property Management Agent to ensure performance benchmarks are clearly defined and achieved or exceeded.
- Collaborates with property management and asset management teams to ensure appropriate crisis management and site security.
- Conducts quarterly site visits, inspections, and reviews, providing written reports inclusive of photographs.
- Helps maintain positive public relations with the community and tenants, consistent with the CCHS Mission, Vision, and Values.
- Collaborates with resident services to ensure harmonious integration of resident services and property management.
- Assists in the oversight of marketing and lease-up activities.
- Supports the transfer process necessary to preserve existing affordable housing developments.
- Works with the development team on tenant relocations during acquisition/rehabilitation projects.
- Collaborates with the development team on Capital Needs Assessments and the formulation of a scope of work for rehabilitation projects.
- Responsible for planning, overseeing, and coordinating rehabilitation work with General Contractors.
- Provides administrative support to the Senior Asset Manager as needed.
- Manages information tracking and project management tasks.
- Performs other duties as assigned.
Qualifications
Physical Requirements
This position typically requires physical demands such as standing, walking, bending, lifting, keyboarding, talking, and hearing on a regular basis. These demands are required up to 90% of the time, involving low physical exertion.
Non-Physical Requirements
Education & Experience
- High school diploma with a minimum of 5 years of experience in asset/property management or a related field required.
- A Bachelor’s degree in a closely related field with at least 1 year of experience in affordable housing can substitute for the 5-year experience requirement.
Special Skills
- Ability to work independently, be self-motivated, and complete job responsibilities with minimal supervision.
- Ability to work efficiently in a team setting.
- Ability to communicate effectively both orally and in writing.
- Working knowledge of Microsoft Office suite.
- Working knowledge of Washington state and national affordable housing funding sources and compliance requirements.
Licensure, Registration, Certification
- Valid Washington State driver’s license and minimum required liability insurance for WA State.
- Must be deemed insurable as determined by Catholic Charities’ liability insurance provider.
Employment Is Conditional Upon
- Being cleared by a criminal background check and fingerprinting when required.
Work Schedule
Monday – Friday, 8am to 5pm
Wage Range
$31 – $37 per hour, depending on education and experience.
