About Sterling Organization
Sterling Organization is a real estate investment firm focused on acquiring, developing, and managing retail properties. They offer a rotational summer internship program for rising Junior undergraduate students, providing exposure to various departments within the organization.
Job Description
This rotational internship program offers hands-on experience in the following departments:
Core Rotations:
• Investments: Analyze and underwrite retail real estate investments, conduct due diligence, manage investment pipelines, and understand lease terms.
• Capital Markets: Understand various investment strategies for capitalizing commercial real estate, differentiate loan types and structures, analyze loan term sheets, and communicate with financial lenders.
• Fund Management & Analytics: Analyze asset management financial models, review quarterly investor and asset management reports, analyze operating metrics, and conduct scenario analyses related to leasing and construction.
Micro-Rotations:
• Leasing
• Property Management
• Construction
• Legal
• Marketing
Key Responsibilities:
• Investments:
• Forecast cash flows and project IRR & Equity Multiples for core and value-add retail real estate investments.
• Conduct due diligence on awarded acquisitions.
• Manage an investment pipeline of acquisition targets.
• Analyze retail leases regarding tenant control rights, expense reimbursements, and other key provisions.
• Communicate with real estate brokers and corporate counterparts.
• Capital Markets:
• Capitalize a commercial real estate asset based on various investment strategies.
• Differentiate distinct types of loans and their structures.
• Analyze a loan term sheet.
• Identify and analyze financial metrics for loan underwriting.
• Communicate with financial lenders.
• Fund Management & Analytics:
• Understand the quarterly formation of track records.
• Analyze asset management financial models.
• Review quarterly investor and asset management reports.
• Analyze operating metrics across Sterling’s portfolio of assets.
• Conduct scenario analyses related to leasing and construction opportunities.
