The Tone:
This is a full-time internship at Aegon Asset Management, located in Cedar Rapids, IA or Chicago, IL, operating under a hybrid work model. Aegon Asset Management is a leading global investor with 1,125 employees across 14 international locations. This internship offers the opportunity to gain hands-on experience by assisting with the deployment and management of commercial real estate debt or the oversight of a low-income housing equity portfolio.

• Team: Real Assets Debt or Real Assets Equity groups, assisting Loan Officers, Debt Asset Managers, Asset Managers, Portfolio Managers, and Real Estate Analysts.
• Mission: Assist with the deployment and management of approximately $2 billion in commercial real estate loans or oversee a $4.5 billion low-income housing portfolio.

What You’ll Actually Do
• Property Valuation & Market Analysis: Conduct discounted cash flow analysis for commercial properties and perform comprehensive market analysis to support investment decisions.
• Investment Documentation & Presentations: Prepare detailed loan applications and comprehensive materials for loan committee presentations, including risk identification, terms, location analysis, and demographic information.
• Asset Management Support: Assist in the management of both debt and equity real assets by developing servicing action memos, reviewing lease documents, implementing loan workout strategies, and consolidating data.
• Financial Statement & Document Review: Analyze and review quarterly and annual financial statements, along with partnership and loan documents, for a large portfolio of commercial properties and low-income housing projects.
• Portfolio Reporting & Partner Engagement: Contribute to investor due diligence, ensure accuracy of data in management systems for reporting, and participate in discussions with developer partners or during loan committee meetings.

The Must-Haves
• Background: Currently enrolled full-time in an undergraduate program at a college or university, pursuing a degree in Real Estate, Finance, Economics, Accounting, or a related field.
• Experience: Demonstrated working knowledge of Microsoft Word, PowerPoint, and Excel.
• Skills: Strong written and verbal communication abilities; capacity to work both independently and collaboratively within a team environment; a detail-oriented and dependable approach to tasks.
