Paralegal – Real Estate | Dutch Bros Coffee
The Tone:
This is an in-office role at Dutch Bros Coffee, located in Tempe, Arizona, requiring 4 days per week in the office. The Paralegal – Real Estate acts as a key member of the expanding legal team, providing essential support for all business matters related to real estate development, transactions, and agreements across the company.

What You’ll Actually Do
• Agreement Drafting & Negotiation: Draft, track, review, and negotiate Build-to-Suit and Ground Lease Agreements, including all ancillary lease documents such as CC&Rs, SNDAs, estoppels, and amendments.
• Due Diligence Management: Review and prepare recommendations based on title reports, surveys, and other due diligence related reports to support real estate transactions.
• External Counsel & Legal Matter Coordination: Act as a primary liaison with outside counsel on various legal matters including lease negotiation, environmental, land use, construction, and litigation.
• Real Estate System Expertise: Advise the Company’s Real Property Management system administrators on legal real estate workflows, templates, data points, and schedules.
• Lease Administration Support: Support attorneys in advising lease administration staff on lease and site-related matters, encompassing lease term compliance, renewal negotiations, and related communications.
The Must-Haves
• Background: Requires a High School Diploma or GED, coupled with a fundamental understanding of legal privilege, confidentiality, and the unauthorized practice of law, along with general knowledge of law office operations, practices, and procedures.
• Experience: At least 5 years of proven legal experience within a corporation, law firm, government agency, or similar enterprise. This includes a required understanding of real estate development, transactions, and contracts such as Build-to-Suit, Ground Leases, CAM, SNDA, Estoppel, exclusivity issues, lease renewals and amendments, due diligence, memorandums, title and survey review, and environmental reports.
• Skills: Strong verbal and written communication skills for effective interactions across all levels; high attention to detail and organizational capabilities to manage multiple demands and deadlines; proven ability to project manage and collaborate effectively while maintaining accountability in independent work; and intermediate to advanced proficiency in Google Suite, Microsoft Suite, and Zoom.
• Bonus: An Associates Degree, BA/BS, or a Paralegal Degree or Certificate is preferred, along with prior experience utilizing Smartsheet and Lucernex.
