Job Description: PACE Investment Analyst
This role at Peachtree Group Credit offers a unique opportunity to contribute to the success of a leading company in the Commercial PACE (Property Assessed Clean Energy) financing industry. The PACE Investment Analyst plays a crucial role in supporting the company’s investment, lending, and asset management activities. The position is based in the company’s office in Buckhead, Atlanta, Georgia.
Responsibilities:
• Underwriting and Due Diligence: Screen and underwrite new investment and lending opportunities, meticulously reviewing offering memorandums, financial statements, and other relevant due diligence materials. Drive and manage the due diligence process to ensure timely completion and meet closing timelines.
• Financial Modeling: Utilize proprietary financial models in Excel to prepare valuations, understand and model complex investment structures and waterfalls. Draft CPACE memorandums and prepare Term Sheets.
• Closing Support: Provide comprehensive support for all aspects of due diligence and closing transactions, ensuring efficient and successful closings. This includes facilitating clear communication with deal teams and program administrators regarding credit requirements and closing timelines.
• Investment Analysis: Prepare compelling Investment presentations and case studies to showcase the company’s offerings.
• Post-Closing Management: Transition closed deals to the servicing and asset management team, integrating them into existing cash flow models.
Qualifications and Education Requirements:
• Bachelor’s degree in finance, accounting, or a related field.
• At least one year of experience in real estate, finance, or a related industry is preferred, though internships and relevant coursework may be considered.
• A thorough understanding of the CPACE industry is essential.
• Experience underwriting various asset classes including hotels, commercial office and retail, multifamily, and industrial properties.
• Experience closing loans and interacting with title agents and attorneys.
• A strong grasp of real estate finance concepts such as DCF, IRR, leveraged and preferred returns, amortization, debt yield, cash flow waterfalls, etc.
Preferred Skills:
• Exceptional Communication: Excellent written and verbal communication skills with the ability to present complex information clearly and concisely.
• Project Management: Exceptional project management skills with a proven track record of prioritizing work and following through on deadlines.
• Teamwork: A high degree of initiative and the ability to work effectively in teams.
• Technical Skills: High level of proficiency with Microsoft Office, especially Microsoft Excel.
• Motivation: Highly self-motivated and proactive.
• Relationship Building: Ability to develop and maintain strong relationships with both internal and external stakeholders.
• Industry Knowledge: Familiarity with capital stack components and an understanding of CRE Development, including construction management, lien waivers, draw requests, and budget reviews.
