Job Description: Leasing Intern (NextGen Internship Program)

This is a paid, in-person NextGen Internship Program position at Hudson Pacific Properties’ headquarters in Los Angeles, designed for a Leasing Intern to gain valuable real-world experience over 10 weeks. The intern will be an integral member of the Leasing team, contributing to day-to-day operations, assisting with special projects, and collaborating with cross-functional partners to gain exposure to the inner workings of the company.

What You’ll Do:

The intern will primarily support the Leasing team with daily operations and ongoing departmental projects, which include:

Deal Underwriting: Partnering with regional leasing Directors to conduct Net Effective Rent (NER) analyses, comparing in-negotiation deal terms against budgeted assumptions. The intern will provide guidance on adjusting proposals to meet underwriting goals, building a strong foundation in financial analysis and decision-making.
Transaction Documentation: Assisting in drafting Transaction Approval Summary (TAS) packets for executed deals. This involves learning to read leases, abstracting key economic and non-economic terms, and preparing materials for executive review and approval.
Leasing Reporting & Data Management: Contributing to weekly, monthly, and quarterly leasing reporting packages by aggregating, validating, and summarizing multiple large data sets. This will develop strong Excel and workflow management skills while operating against fixed deadlines.
Annual Leasing Budget Process: Supporting the team in preparing several Excel-intensive budgeting reports, gaining exposure to high-volume data processing and detailed financial planning.
Quarterly Earnings Preparation: Aggregating, analyzing, and summarizing third-party market reports (e.g., Costar, CBRE, JLL) to support the company’s earnings preparation process. Interns will learn how public companies evaluate market data and prepare materials for senior leadership.
Annual “Deep Dive” Project: Conducting interviews with all 10 leasing Directors/VPs and 3 SVPs/EVP to understand their roles, submarkets, and career paths. Interns will identify one meaningful “pain point” in the leasing process, research potential solutions, and implement an improvement, teaching project management, problem-solving, and communication with senior stakeholders.
Collaboration: Working with the full leasing team across all regions (Vancouver, Seattle, Bay Area, Los Angeles) and cross-functionally with departments like Accounting, Financial Planning & Analysis, Operations, Construction, Investments, and Investor Relations.

Skills Developed:

The intern will develop crucial skills in:

Underwriting & Financial Analysis: Including NER, IRR, DCF, NPV, payback/breakeven analysis, and deal comparison modeling.
Lease Comprehension: Learning how to read, abstract, and summarize proposals, LOIs (Letters of Intent), and executed leases into executive-ready summaries.
Time Management, Prioritization, Synthesizing Large Data Sets: Balancing recurring reporting deadlines with urgent ad-hoc requests, and effectively communicating insights to senior stakeholders.

Microsoft Excel (advanced functions)
Power Query
Alteryx Designer
Yardi Voyager & Yardi Deal Manager
Argus Enterprise
Costar & third-party market research workflows

Final Summer Showcase:

The internship culminates in a final Summer Showcase presentation where the intern will outline their learnings and work completed, presenting to fellow interns and team members.

What You’ll Need:

Education: Applicants must have recently completed (within the last 2 years) or be currently enrolled in an applicable college-level or trade school program.

Preferred Qualifications:
• Basic proficiency in Microsoft Excel.
• Basic understanding of the real estate industry and concepts.
• A solid work ethic and a desire to make an impact on the team.
