Job Description Summary

The Leasing Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role serves as a key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering. The Leasing Consultant supports resident satisfaction throughout the lease term and proactively manages lease renewals in alignment with Active Adult best practices. Responsibilities include lead management, CRM utilization, data analysis, event support, and collaboration with the Lifestyle Coordinator to enhance resident engagement. The Leasing Consultant upholds Greystar’s professional standards and ethical expectations while delivering exceptional service to residents, prospects, and guests.

Key Responsibilities

  • Performs all sales and leasing activities to achieve property revenue and occupancy goals, including greeting and qualifying prospects, conducting property tours, showing apartments, maintaining prospect relationships, processing applications, conducting credit and criminal background checks, preparing lease and move-in packages, and ensuring smooth resident move-ins and lease signings.
  • Collects and records all pertinent information from prospective residents at move-in.
  • Stays informed about current market and competitor conditions impacting occupancy, market rent, and sales, collaborating with teams/leadership. Develops and implements marketing plans to sustain occupancy, adhering to established policies for concessions, specials, and other programs.
  • Designs and executes marketing activities and events to drive traffic, including resident referral and employer outreach programs, internet marketing, and property-specific marketing plans.
  • Utilizes on-site property management software for tracking apartment availability, recording traffic and leasing activities, managing resident and prospect data, capturing demographic information, and analyzing data.
  • Ensures property and show units meet Company standards for show quality through daily inspections, communicating maintenance needs, merchandising show units/models and amenities, and preparing the leasing office.
  • Follows up with prospects and new residents within 24 hours to ensure satisfaction via email, thank-you notes, calls, or other contacts. Documents all follow-ups and classifies leads throughout the sales process.
  • Executes activities for the property’s lease renewal program, preparing renewal letters and packages, meeting with and contacting renewing residents, and ensuring timely signing and implementation of renewal documents, following the AA renewal playbook.
  • Responds quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to appropriate individuals.
  • Demonstrates customer service skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints. Interacts with and acknowledges all residents by name.
  • Attends community and networking events, aligns with local associations, and participates in outreach marketing efforts to drive traffic and generate viable referral sources/new business leads, meeting Greystar AA outreach expectations.
  • Completes various financial, administrative, and other reports and analyses, and performs other assigned duties.
  • Assists the Lifestyle Coordinator by attending and helping with event setup as required.

Basic Knowledge & Qualifications

  • High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or a related field preferred.
  • 1-3 years minimum of relevant experience in sales, marketing, internet usage, and customer service to resolve complaints, issues, and complete financial records and reports.
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, explain apartment features, and answer questions.
  • Mathematical skills necessary to process sales conversions.
  • Ability to apply sales skills, including generating leads, conducting presentations, qualifying prospects, and closing deals.

Specialized Skills

  • Incumbents must possess all licenses and/or certifications as required by State and Local jurisdictions.
  • Incumbents must have a valid driver’s license to operate a golf cart on the property.
  • Proficiency in word processing, spreadsheet, property management applications, and database management programs for reports and documents.
  • Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances.
  • Ability to adapt to specific markets and professionals to ensure effective sales messaging.

Travel / Physical Demands

  • Team members work in an office environment but may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous.
  • Incumbents must be able to physically access all exterior and interior parts of the property and amenities.
  • Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance, and be able to stand for extended periods of time.
  • Routine, local travel may be required for business meetings, market research, or other necessary situations.
  • Incumbents must be able to work a flexible work schedule, which may include evenings, weekends, and/or holidays.

Additional Compensation

Many factors contribute to determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

  • Corporate Positions: This role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
  • Onsite Property Positions: This role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
