Intern – Fall Analyst, Investments & Asset Management | University Partners
The Tone:
This is an internship at University Partners, one of the country’s leading owners and operators of student housing properties. The company manages a scaled national portfolio comprising ~26,000 beds and ~$4.2 billion of properties across 30+ universities, supported by KKR & Co. Inc., a leading global investment firm. This role is crucial for assisting in the evaluation, underwriting, and execution of new student housing investment opportunities, as well as the ongoing asset management of the company’s existing portfolio.

What You’ll Actually Do
• Financial Analysis: Perform financial analysis for acquisitions and development opportunities, which includes financial modeling, analysis of cash flows, assessment of return and project sensitivities, and application of valuation methods using Microsoft Excel. This involves making informed decisions on modeling assumptions, with the ability to logically defend and present them.
• Due Diligence Support: Assist with due diligence processes associated with acquisitions by performing document control, physical and financial due diligence, and verifying/establishing projections.
• Proposal Preparation: Prepare investment committee proposals for new projects under consideration, encompassing presentation materials and graphic requirements. This also includes benchmarking comparable properties and maintaining detailed notes to inform underwriting assumptions.
• Asset Management Projects: Complete asset management projects on an ad hoc basis, including both portfolio and asset-level analyses.
• Opportunity Tracking: Track, organize, and maintain sales data from various sources, catalogue all potential investment opportunities by downloading materials from virtual data rooms, and manage/organize them on the local network drive, while also tracking all investment opportunities in key target markets and UP correspondence with brokers, owners, and other external parties.
The Must-Haves
• Background: Students must be pursuing a Bachelor’s degree from an accredited college or university with a graduation date of May 2027/2028, or a Graduate degree or MBA from an accredited college or university, with a minimum 3.2 GPA.
• Experience: Strong financial modeling skills, specifically within Microsoft Excel, are required to build and update detailed cash flow models. Strong business writing acumen is also essential.
• Skills: Proficiency in Microsoft Office software (advanced Excel skills), ability to analyze and interpret market and industry trends strategically to draw conclusions and solve problems, perform numerical and financial calculations, and communicate effectively with coworkers, brokers, and capital partners. The role also requires managing a variety of tasks within tight schedules, demonstrating strong initiative to work independently with minimal oversight, and interacting with partners with poise and diplomacy.
• Bonus: Preferred coursework includes commercial real estate, corporate finance, asset management, commercial, or investment banking.
