Senior Director, People & Culture Business Partner | Greystar
The Tone:
This is a full-time, hybrid role for Greystar, supporting the East Coast and Canada regions. Greystar is a leading global real estate platform, managing over $350 billion of real estate and operating over one million units/beds globally, making it the largest operator of apartments in the United States. This Senior Director role is critical for driving people strategy and outcomes, serving as a trusted advisor and strategic partner to business leaders. The position focuses on enhancing the team member experience while strengthening operational performance, leadership capability, and organizational effectiveness across its designated territory.

• Mission: Owns the full team member lifecycle, enhancing team member experience while strengthening operational performance, leadership capability, and organizational effectiveness across the territory.
What You’ll Actually Do
• Strategic Business Partnership: Serve as a trusted advisor to regional leadership on workforce strategy, organizational design, and culture, demonstrating strong business acumen and leveraging data to anticipate needs and drive positive business outcomes.
• Talent & Workforce Development: Lead workforce planning, strengthen succession planning, and champion talent reviews, with a focus on key leadership roles, to ensure the organization has the right capabilities.
• Culture & Experience Enhancement: Champion Greystar’s values and utilize engagement data to foster an inclusive, high-performing culture, partner with leaders to improve retention, and support M&A integration efforts.
• Performance & Change Management: Coach and challenge leaders to strengthen performance, decision-making, and leadership effectiveness, while driving consistent, high-quality performance management practices and organizational change initiatives.
• Risk Management & Compliance: Partner with Employee Relations and Legal to proactively manage complex employee issues, mitigate risk, and ensure consistent application of policies and compliance with labor laws.
The Must-Haves
• Background: Bachelor’s degree in Human Resources, Business Administration, or a related field. This role represents an executive level of HR leadership.
• Experience: 10+ years of progressive HR leadership experience, specifically within property management, real estate, hospitality, or multi-site environments. Requires past experience supporting Canada, leading organizational change, talent development, and workforce optimization at scale, with deep expertise in employee relations, performance management, leadership coaching, and end-to-end M&A.
• Skills: Strong business acumen including P&L drivers and operational performance, analytical skills to translate data into actionable insights, excellent communication and influencing skills, and the ability to operate effectively in a fast-paced, complex environment. Requires knowledge of employment laws and compliance requirements across multiple states.
• Bonus: PHR, SPHR, or SHRM-SCP certification is preferred.
