Paralegal, Real Estate Law | Ross Stores, Inc.

The Tone:
This is a hybrid role at Ross Stores, Inc., located in Dublin, CA. Ross Stores operates over 2,200 off-price retail stores across the nation, focusing on high-quality brands and on-trend merchandise. This role is crucial for supporting Real Estate Law Attorneys in preparing essential documentation and providing litigation support to ensure the smooth development and operation of Ross facilities. The paralegal’s contributions directly facilitate the company’s continuous growth and expansion.

The TL;DR

• Pay: $31.35–$46.85 hourly
• Team: Reports to Real Estate Law Attorneys
• Mission: Assist Real Estate Law Attorneys in preparing lease documentation, legal documents, and providing litigation support for new and existing store, office, and warehouse facilities.
• Tech Stack: Microsoft Word, Excel, Site Seer/Site Tools

What You’ll Actually Do
• Lease Documentation: Prepare exhibits for leases, memoranda of lease, and compile documentation for execution sets of new lease documents for the Real Estate Law Department.
• Due Diligence Review: Obtain and review due diligence materials, including survey and title documents, CCRs, OEAs, REAs, and environmental reports, to identify legal issues that could impact facility development or operation.
• Conflict Identification: Obtain and review exclusive use provisions in shopping center leases to identify potential conflicts with Ross uses and recommend required waivers to attorneys.
• Legal Document Preparation: Prepare Estoppel Certificates based on information from various departments and, under attorney supervision, negotiate and draft Subordination, Attornment and Non-Disturbance Agreements.
• Litigation Support: Maintain internal litigation files, organize information for discovery requests, and review mechanic’s lien filings to facilitate their removal or address issues internally, under attorney supervision.

The Must-Haves
• Background: Early Career professional with core domain knowledge in real estate law, gained through paralegal experience.
• Experience: Minimum of 3 years of paralegal experience, with strong demonstrated knowledge of Microsoft Word and Excel.
• Skills: Excellent spelling, grammar, and communication skills, with the ability to compose correspondence and reports; capacity to handle numerous activities, prioritize workload, operate with minimal direction, set priorities, and exercise independent judgment.
• Bonus: Notary Public certification and the ability to learn custom Real Estate programs such as Site Seer/Site Tools.
