The Tone:
This is an internship at Trademark Property Company, located in Fort Worth, TX. Trademark Property Company is a commercial real estate firm with a primary focus on analyzing retail and mixed-use projects throughout the United States. This role is crucial for an individual seeking to build a career in the commercial real estate industry, providing hands-on experience and a direct contribution to significant investment analysis and project development.

• Location: In-person, Fort Worth, TX

• Team: Investments team, working alongside the Company’s executive team, lenders, and investors.
• Mission: To analyze the financial performance and risks of retail and mixed-use projects, directly supporting the company’s investment and underwriting decisions.
• Tech Stack: Microsoft Excel, Argus (familiarity and modeling skills preferred)

What You’ll Actually Do
• Due Diligence: Perform comprehensive due diligence and rigorous underwriting of properties under current management.
• Financial Modeling: Construct and maintain complex financial models designed to project the potential financial performance of retail and mixed-use projects.
• Presentation Preparation: Assist in the meticulous preparation of project underwriting presentation packages, tailored for presentation to the Company’s executive team, various lenders, and prospective investors.
• Market Analysis: Conduct in-depth research into specific real estate markets, accurately assessing current market data, prevailing trends, and potential future shifts.
• Risk Assessment: Perform detailed risk analyses encompassing factors such as development progress, occupancy rates, and net operating income, including break-even analysis, lease-up assumptions, and capitalization rates.

The Must-Haves
• Background: Currently pursuing a college degree, with ideally sophomore or junior standing, and a finance or real estate degree strongly preferred. This role is ideal for an undergraduate student.
• Experience: Strong proficiency in Microsoft Excel is required, with Argus and financial modeling skills considered a significant plus, especially with complex retail/mixed-use assets.
• Skills: Demonstrate strong interpersonal, oral, and written communication abilities. Possess a strong technical aptitude and a desire to understand real estate investment processes.
• Bonus: Candidates should be enthusiastic, intelligent, creative, flexible, and display a great attitude. The ability to work effectively under pressure while coordinating numerous activities and collaborating with various groups is essential. Local travel is also expected. No H1B sponsorships are available, and candidates must be based in the Fort Worth / Dallas office area.
